Research On Evaluation Of Core Competence Of Logistic Real Estate Enterprise Based On The Theory Of Driving Forces Of Innovation

With the rapid development of manufacturing,retail and e-commerce industry,the logistics industry demand for logistics real estate expanding rapidly,which caused the state's and academic's high concern and attention to logistics real estate industry,"views about encouraging and guiding private investment to enter the implementation ","the long-term planning for logistics development(2014-2020)","the three years' action plan for promoting the logistics development ",etc,a series of favorable policies have been released.The objective market demand push logistics real estate to leap forward,strong support of the policy also make this industry even more powerful,however a large number of enterprises at home and abroad entering the logistics real estate industry makes competition intensify,meanwhile the logistics real estate enterprises in our country is still in its infancy,there still exists a large gap with foreign capital enterprises in technology,personnel,business management,customer service levels and other aspects,so how to cultivate and improve the core competence of China's logistics real estate enterprises,has become a serious problem to be solved.Core competence evaluation plays a very important role in guiding cultivating and improving logistics real estate enterprise's core competence,so this paper focuses on the construction and application of logistics real estate enterprise's core competence evaluation index system(referred to as CCE-LE hereinafter),many researchers currently believe that the process of innovation is the core to establish,improve and apply core competence,innovation process has become the carrier for research of core competence,but for the generalization of innovation elements is not comprehensive,limited to technical innovation,leading to the core competence evaluation index system imperfect,so this paper constructs the core competence evaluation index system of logistics real estate enterprise from the perspective of the driving force of innovation,aimed at expanding the management focus of enterprises from simply technology upgrade to creation of customer value and allocation optimization of full production elements at the same time.First,systematically summarizes the research status at home and abroad on related concepts of core competence as the object of study and the driving force of innovation theory,clearly defines and refines the concept and characteristics of core competence and dimensions of innovation driving forces;Then combined with the three-dimensional driving force of innovation analysis the development process of logistics real estate enterprises' project in our country,and on this basis,using logic model analyzes the formation mechanism and forming elements of logistics real estate enterprise's core competence;Then according to the forming elements of logistics real estate enterprise's core competence,preliminary designs the core competence evaluation index system of logistics real estate enterprise;and through ExpertConsultation Method and Factor Analysis Method optimizes the evaluation index system and determines the weighing values,so as to realize the development of the evaluation index system CCE-LE;and finally,using CCE-LE does a sample evaluation based on comprehensive fuzzy evaluation method for M logistics real estate enterprise core competence.
