The residential building vacancy rate is the proportion of houses that are not occupiedat the right time among the total number of the residential buildings. There are theproblems that the supply and the demand are not totally matched, and the effectivedemand is not sufficient. As a result, though there is a huge demand for residence, thevacancy rate is still high, and there are still a lot of people who can not afford purchasing aplace for residence. The negative effects are that the residence resources are not usedefficiently, and the housing market will not function well and the social welfare is notdivided evenly. Neither could the demand of the people be satisfied. And the definitionused now can not correctly reflect the working situation of the whole housing market. Sothe research of residential building vacancy rate is very necessary.The thesis studied the definition and reasonable range of the residential buildingvacancy rate as well as its effecting factors and the regulating measures. And on the basisof the market example of Wuhan, calculated its vacancy rate of newly built houses marketas well as the features of the vacancy and found the proportion is basically excessive. Andthere exists the problems that the supply and the demand are not totally matched, and theeffective demand is not sufficient. The following part made analysis of the reasons of thevacancy and the suggestions for regulating. On the basis of the study and the experiencesof foreign countries, gave advices of solving the problems of the vacancy of the residentialbuildings.
