When new graduates firstly take up their occupation and step into real society, they have to face toa lot of stress, one of which is the housing problem. The housing problem of new graduates havealready raised general attention of specialists and academics. On one hand, graduates from betterbackground could receive help from their parents dealing with the housing problem; but on theother hand, graduates from low-and middle-income family have to confront this avoidless problem.As the National People’s Congress and the Chinese Political Consultative Conference ended,housing problem once again became public focus.This report is aiming to discuss whether new graduates firstly obtain employment from familywith different level of income could have the ability of paying for housing. The present study isbased on housing theories, such as housing filtration theory, housing transition theory and housinggradient consumption theory. To further understand the situation and issues of house renting andbuying new graduates are facing, by field investigation and questionnaire survey. For data staticsanalysis, we applied logistic regression analysis model to sum up factors affecting house-rentingand house-buying capability, respectively. Combining the situation of real estate market inKunming and the conclusion drawn in this report, the last section raises up the house-renting andhouse-buying issues current new graduates are facing, including house-renting and house-buyingproblems. House-renting problems are as follows: the increasing pressure cause by unban villagereformation; joint renting as the most common form; limitation of housing outcome because oflow income; excess demand and failure of public-rent house. House-buying issues include lack ofhouse-paying capability cause by multiple factors; contraction between supplement and demand;lack of discount at the first time of house buying which result in high house-buying pressure. Thus,some countermeasures are suggested: in domain of house-renting, to encourage building graduatesapartments; to subside for house renting; to suggest government get use of accumulation fund; toreduce the application requirement of public rental house. Suggestions for domain ofhouse-buying are: to encourage real estate enterprises to provide large-sized commercialapartments with low price; to promote the common property model; to provide down-payment and monthly-payment discount.
