The18thCPC National Congress report indicates that the new type of urbanization should bedeveloped vigorously. New type of urbanization will become the largest potential expansion ofdomestic demand and will also become the main strategy of Chinese economy in the future in along period of time. The core of Chinese urbanization is the urbanization of people, which shouldalways be around people and should through system reform including the household registration,land, taxation in order to increase farmers’ income and the equalization of publicservices. In the process of the new-type urbanization, we should not only focus on theincrease in number, but also deal with the relationship between city and industry, cityand town, city and people and city and rural areas to improve the quality ofurbanization. While in the development of new urbanization, land is the mostimportant productive factor and city is the most basic carrier for the production andlife of human being. Without the support of land, and promoting the process ofurbanization is an empty talk. With the rapid development of social economy, thelevel of urbanization has been improved continually. The expansion of the city, thecontinuous increase of city population and the imbalance between supply and demand ofurban construction land will increasingly become a prominent contradiction. The price ofland is the core link to ensure the orderly operation of city construction land market,and the plot ratio is an important index of the reflection of city planning and theintensity of land use. Commercial land, residential land and industrial land are the maintypes of land use in city. Study on the interactions of commercial land, residential land,the plot ratio of industrial land and the land price are particularly important, which isof great significance about how to solve the problem of low efficiency of land use inthe city, how to promote the optimal allocation of land resources and how to improvethe economic, social and environmental benefits of city land use.This thesis systematically summarizes and combs the research results home andabroad in the relationship between plot ratio and land price and its practice situation onthe basis of the introduction of research background and the significance. It discusses theconnotation and the basic characteristics of the plot ratio and the theoretical basis of land price and of the system theory and it also introduces the system theory which dividedthe influencing factors of the plot ratio into four namely social, economic,environmental and culture elements. This thesis qualitatively analyses the relationshipand influence rule between plot ratio and land price from theoretical perspective,which accumulated rich documentation for the empirical study, and laid a solidtheoretical foundation. On the basis of qualitative analysis, we will take thetransformation of the old city in Lianhu District as an example. It employs the basicland price correction coefficient method to revise and build the relation modelbetween the plot ratio and floor value and the revised relation model of land priceaccording to its uses and hierarchies. The research shows that residential andcommercial land are consistent with the theory model of the plot ratio and land price onthe different uses and hierarchies except for the limited samples of industrial land. Italso verifies the basic theory of the influence of the plot ratio on land price. On thebasis of qualitative and quantitative analysis, this thesis puts forward the proposal toimprove the use of plot ratio of old city and rational use of land.
