Study On The Cost Control Of Zhan Jing City X Affordable Housing Project

Housing problem is not only an economic issue, it also affects social stability. In recentyears, the high cost of the houses increases the difficulty of solving the housing problem. TheGovernment pays great attention on it and increase the construction of affordable housing.Affordable housing is listed in the state program, which organized by the government or thereal estate development enterprises financing selling to urban low-income families with lowprice. It is economical, along with social security and serviceability. If ordinary people wantto afford the house, it is far from enough to just rely on the support of the governmentconstruction. Based on past experience, it is very common to get out of control of the cost dueto bad management. So it is necessary to reduce the government’s burden and find an effectiveway to solve the housing problem during the process of building affordable housing projects.This paper is based on ZhanJiang City X affordable housing, which studies on China’scurrent construction project cost control problems and the existing cost control theories,combines with the characteristics of affordable housing projects and presents the program forthe earned value analysis project cost control. The main researches are as follows:1Based on Zhan Jiang City X affordable housing, it analyses of the cost structure ofaffordable housing and seeks for the reasons of waste2It analyses the rules and principles of cost control, the impact on cost control factorsand the current A Group of ZhanJiang City X affordable housing used in the process ofbuilding cost control methods.3Zhan Jiang City X build affordable housing using the earned value analysis for costcontrol system, and in the construction of affordable housing Zhan Jiang City X selectedduring a month as an example for application.This study is based on the theory of earned value analysis in controlling Zhan Jiang CityX affordable housing construction costs, that is, we contrast the ex ante cost estimates and theactual costs of the project, then find out the cost and schedule deviations. we analysis thedeviation to identify the causes of bias, eventually put forward appropriate measures toimprove the problems.
