Research On Cost Control Of QG Affordable Housing

Since the realization of housing reform in China,the domestic real estate market has been flourishing,and has led to the rapid prosperity of the whole industry chain related industries for nearly 30 years.Our city residents living conditions have been greatly improved,the local government also received a lot of "land finance".However,the housing problem of low-to-medium income families has been highlighted.The affordable housing policy represented by the affordable housing policy and the low rent housing policy has been highly valued by the government.Therefore,the whole process cost control of the guarantee housing development is particularly important.Based on the theory of construction project cost management,aiming at the whole process of the development of affordable housing,combined with the basic characteristics and policy requirements of affordable housing,taking QG affordable housing project as an example,this paper discusses the gains and losses of cost management and cost control.This paper analyzes the characteristics of general construction projects,mainly considers the policy and particularity of affordable housing projects,focuses on the analysis of the composition and influencing factors of the cost of affordable housing,and puts forward targeted cost control measures.This paper thinks that we must pay much attention to the protection of pre construction of housing projects,do a good job in the construction plan of economy and feasibility,according to the reasonable and feasible construction scheme,combined with the engineering quota and fee standards,fully draw on the experiences of similar projects,detailed and accurate estimates of project target cost.The detailed cost control plan is made on the basis of target cost and construction plan.The target cost and cost control plan will be carried out to the group and the group to the person,and the evaluation index system of the cost responsibility system is adopted through the whole process of the project development.In the execution process of cost control plan,according to the deviation between actual cost and target cost,the reason of deviation is analyzed,and the rationalization improvement measures are given,so as to ensure the realization of target cost.At last QG affordable housing project as an example,the combination of theoretical research and related theory in QG implementation problems and application in the process of affordable housing projects,the related theory of the verification of the cost control system of affordable housing projects to improve and validate,achieved good results.
