Since2011, along with " the eight regulations of country ","restriction order","limit order" measures introduced, China’s real estate market ushered in the integration opportunity. Study how to assess the performance of the real estate M&A has practical significance in the growth prospects of a large number of mergers and acquisitions of real estate enterprises.In this paper, the real estate enterprises of the Pearl River Delta region as research object, use Balanced Scorecard principles of empirical research on M&A performance of real estate companies. First through a literature review of historical literature review and summarize proposed relationship of real estate enterprises M&A performance influencing factors model assumptions, followed by interviews and questionnaires, the sample for the study of real estate enterprises in China’s Pearl River Delta region, the use of statistical analysis methods for quantitative analysis and model validation, concluded the relationship between the draw proven M&A performance evaluation of real estate enterprises with various influencing factors. Through research, real estate mergers and acquisitions in the performance influencing factors and M&A main enterprise, M&A target company, the government action and the post-merger integration four aspects are closely related, the different acquisition motivation, as well as the M&A business focus on performance indicatorsdifferences, taking into account the overall, to take appropriate measures to strengthen the corresponding correlation relatively large impact factors, to the maximum extent possible to improve the performance of the real estate mergers and acquisitions.The innovation of this paper is to apply the balanced scorecard principle to conduct a comprehensive assessment of the performance of the real estate business, choose a series of industry characteristics relatively scientific indicators, and provides a new perspective to better explore the performance of real estate mergers and acquisitions.
