Today, the development of Chinese real estate industry has experienced from nonexistence to pass into existence, from imperfect to mature, from an important part of the national economy to become a pillar industry aroused much public concern. The historic reform of social economy promotes the real estate industry move forward in the exploration, the real estate market at all levels of government attention gradually standardized. Driven by rapid economic growth in the real estate industry, the urban landscape and residents’consumption concept has changed fundamentally.However, the real estate market in the development process also exposed some of the problems can’t be ignored. Chinese real estate industry with ultra-high speed continuous development of artificially high prices are already far beyond the purchasing power of urban residents, urban residents purchase consumption has become a heavy burden; The common interests of real estate companies and local governments lead to corruption of local government, large real estate company’s profit ability is not strong, and small and medium-sized real estate companies in the industry at a disadvantage in the market, fair competitive market environment needs to be improved; Property developers keen to develop high profile large-family housing, commercial housing vacancy phenomenon seriously, and affordable housing construction rate is too low, the existing housing supply structure can’t meet consumer demand.Given the problems of the real estate market, we have in-depth study on the real estate market, that from the perspective of the real estate market, housing prices stakeholders to better grasp the crux of the problem.This paper is divided into five parts, first chapter introduces the research background and articles significance of the topic, research status, research ideas and research methods in three parts. Chapter Two Chinese real estate market stakeholder perspective of stakeholder subdivision, were investigated central government, local governments, real estate developers, commercial banks, buyers behavior theory.The third chapter first discusses the status of housing price in our country’s real estate market, pointed out that the property price hikes in problem, and then for the main stakeholders article analyzes the behavior of the reasons causing these behaviors that perform government functions misconduct, one-sided pursuit of profit maximization, the relevant inadequate laws and regulations, and information asymmetry. Above the interests of the market for housing prices caused by acts of theoretical and practical, articles Chapter propose policies that promote and improve the transformation of government functions, the establishment of the real estate market benefit balance system, improve the legal system of regulation of real estate prices, reduce information asymmetry the impact of measures to enhance the efficiency of market transactions can effectively solve the real estate market was irrational momentum of rising prices, the real estate market can maintain a balance between the interests of each participant, and promote stable and healthy development of the real estate market. Chapter VI summarizes the full text to make three points.Entry point in the paper, the article selects the real estate market for the study of many stakeholders. At present, China’s real estate market research, but also rarely seen from the perspective of market stakeholders to conduct a comprehensive, systematic analysis of the literature. From this perspective, in-depth analysis of China’s real estate market, the main stakeholders, and how these developments and changes in interest rates impact on the real estate mechanisms. In methodology, This paper uses empirical analysis, qualitative analysis, normative analysis method and the main analysis, benefit analysis, etc., in order to analyze the problem of China’s real estate market, but also has practical relevance, better grasp the problem nature.
