For factors lead to surface-stayed importance and deviated result in assessment. First, there lacks a measurable and all-round annual operation plans. Second, the performance indicators in departments mainly emphasize on qualities instead of quantities, ignoring an objective assessment standard. Third, the company oversights the annual performance target for individuals. Finally, high scores overwhelms, giving no disparities and comparisons at all. What is more, it is impossible to take appropriate measures to mobilize the enthusiasm of the employees in a targeted way with right guidelines. And it is also of little possibility to ensure the realization of strategies.This text will explore the problems of XC Co., Ltd., a real estate company with qualification of primary and secondary land development jointly has in performance assessment. With related scientific performance assessment theories and on the basis of absorbing and appreciating the present theories, the writer will analyze the problems and explore appropriate performance assessment methods and further modify the original one after referring to the operation management system and assessment methods in leading enterprises in the same industry. Establish rational performance assessment system and effective methods so as to improve the company’s management level and further increase its market competitiveness. The optimized performance assessment project makes up for the defects in the original one. To disassemble the strategic goal into comprehensive and executable annual operation plans, which consequently being transferred as performance assessment goal for department and department leaders will finally comes to the goals and indicators for each individual. After setting the evaluation standard, calculation formula and proportion for each performance items, the assessment has to be carried out compulsively.4bands apply to the final result, excellent, fine, qualified and failed, which offers the basis for the applications of the performance result. Thus a complete and pragmatic performance assessment system comes into shape. It can also be referred to by other companies of the same type. By integrating the assessment with the company’s strategic goals, the work of different positions, and by keeping individual goals compatible with corporate goals, improve staff’s work enthusiasm, initiative, creativity, and further improve organization efficiency, thus realizing the company’s strategic goals.
