Only if one lives a stable life can one enjoys his work, so housing is the key tosolve the problem of people’s livelihood. With the advent of rapid urbanization, alarge number of new immigrants entered into the city, and housing become the toppriority of the new city for urban migration. China’s housing system reform startsfrom1998, the real estate market entering into the phase of rapid development. Withthe needs of the urban residents was satisfied, many urban residents has entered the"second homes","third homes" era.At present, the main groups that buy a house in the city housing market-theproportion of new immigration in cities increases year by year. Meanwhile, houseprices is like a runaway horse, increases increasingly. Faced with the high housingprices, new immigrants can do noting but sigh, becoming the main population withliving difficulties. The imbalance between supply and demand for new migranthousing in cities becomes very outstanding, such a“sant tribe”“,snail house”“,capsuledormitory”phenomenons, which have caused extensive concern of the party and thegovernment, new immigrants housing problem becoming a problem need urgentresearch.With the continuous reform of urban housing systerm, the real estate market inChina has been developed rapidly. However, the real estate market started much laterin our country,lacking empirical analysis, especially for special population. Therefore,this article selected “the intellectual new immigrants” as the research object forempirical analysis, which will open up new perspectives for domestic research andmake up for the lack of domestic special groups on housing choices, at the same time,providing relevant theoretical foundation for the intellectual new immigrants, the realestate developers and government according to the research results. Thus it can beseen that, the research on the present situation and influence mechanism for theintellectual new immigrants has theoretical value and practical significance.After consulting a large number of documents about immigrant housing andhousing consumption status quo, using the the consumer behavior theory, housingsupply and demand theory and market segmentation theory, this study made empirical research on Jinan’s intellectual new immigration situation and the influentialmechanism through processing and analysising the data obtained by questionnaire.This study deals with the questionnaire analysis by spss11.5software. Empiricalresearch starts from the following three parts: the first part is to do the descriptivestatistical analysis on the participants’ samples using the obtained data, so as to havethe preliminary understanding on present situation and the characteristics of Jinan’sintellectual housing. The second part, using the factor analysis method to work out themain factors that influence the intellectual new immigrants’ purchasing status quo,then, using the correlation analysis to get the correlation size that influence theintellectual new immigrants’ purchasing factors and characteristics. The third part isbased on the regression analysis of the questionnaire, using multiple linear regressionto make an empirical analysis of the factors that affecting the total purchasing price,and set up the mechanism model of the purchasing price affecting factors.According to the analysis of the results, this study put forward relevant policysuggestions respectively to the intellectual new immigrants, government and realestate developers. First of all, this study believed that intellectual new immigrantgroups should make rational choice of housing, adjust mental attitudes, change theirmind and cultivate independent ability; Secondly, this research asked the governmentto regulate the housing policies reasonably, to improve the housing security systemand to guide housing behavior reasonably; Finally, this study suggests that the realestate developers should adjust the housing supply structure, pay attention to refiningmarketing techniques.
