The real estate industry is an important aspect in China’s economic development.In the development of its large demand for funds, commercial bank credit operationsbecome an important pillar. However, this development model exposes the potentialthreat that the real estate industry financing model species are not rich enough andthat financing mainly relies on commercial banks’ lending, easily leading toconcentrated risks. The study shows that development of commercial banks, themanagement of credit risk has not yet reached its perfect proportions. Real estatecredit in itself is one of the high proportions of bank risk management. Meanwhile,even the real estate itself, which is highly dependent on bank financing, both for theirown business development resulted in restrictions, and potentially give banks realestate credit risk. State laws, regulations and policies related to economic fluctuationsin the economic cycle and the market is one of the potential risks of commercialbanks in the real estate credit business. With an uncontrollable degree and a higherlevel of unpredictability, there are risks of loss of assets to banks. Thus, to enhancethe level of preparedness and commercial real estate lending business of banks are therequirements of commercial banks internal management, real estate and financialsector stability and development of the national economy and the stability of theimportant.This text first introduces the occurrence and development background of realestate credit business, including the concepts of real estate credit risk, the course andfeature of real estate credit business’ development, and the current assessment of riskdevelopment of the real estate credit business. Combine with some projects, we found the direction that found the deep-rooted reasons of the real estate industry andmeasures based on the process.Then, this text analysis the credit business of the New World Company, thecurrent situation of the project construction, the earnings prospects of the project andthe project development indicators.This text also analyzed the shaping factors and the transmission mechanism ofcredit risk. Which formed mainly due to systemic risk can not accurately predict thesex of individuals as well as non-independent policy can influence; formation ratherthan systemic risk is mainly due to the risk management system Anshan PostalSavings Bank’s internal credit operations of the real estate industry and themechanisms the establishment of the imperfect.At last, the text also carry out the credit risk, market risk, and operation risk andgive measures to control them in order to get a new horizon of handle problem. Thecountermeasures include three aspects. First of all, strengthen the three credit checkof the New World Group. In addition, comprehensively review the home securitycompany’s security processes. The third, review the authenticity of individual buyerspurchase transactions conducted rigorously.
