| The real estate industry as one of the important pillar industry in driving China’s GDP is always in our national economy plays an important role, not only promoted the development of iron and steel, building materials, home appliances and other industries, but also because it can produce high investment profit and attract a large number of financial capital. With the USA the outbreak of the subprime crisis, the Chinese government began to implement a series of macro-control policies for the real estate industry, the bank credit funds for real estate, tightening loans increased threshold, the small and medium-sized real estate development enterprises began to appear the crisis of survival. Investment companies are targeting this opportunity, in succession from industrial investment, investment of resources to real estate investment. However, although Erdos housing bubbles constantly warning investment real estate projects can earn higher returns but with huge risk also face. If the investment company is not a comprehensive understanding of the investment risk, not to establish perfect risk control system, just by virtue of the speculation in real estate will likely face the risk is unable to recover the principal amount of the investment or even fracture of funds facing closure. Most of investment companies that is no less stringent commercial bank risk control system, nor enough reserve funds, once a real estate project in terms of repayment and disposal of collateral issues, there will be a lot of bad and doubtful debt, and therefore it is easy to arising from financial difficulties. So, for investment companies, how to do the project in the real estate investment risk control will be significantly more important.This paper is divided into five chapters. The first chapter mainly describes background, significance of the study at home and abroad; analysis of the real estate project risk control research present situation and the existing problems; to define the research focus. The second chapter define the real estate investment and real estate investment risk; analysis of China’s investment in the status of risk control of real estate project, the necessity of risk control of investment in real estate projects. The third chapter mainly to construct the system of risk control of the investment real estate project risk control risk prevention and afterwards from the beforehand risk assessment of real estate projects, in the evaluation of the three angles. The fourth chapter use case implementation of risk control system the third chapter. The fifth chapter summarizes the research work of the dissertation and prospect of the future.
