And with the rapidprogress of real estate industry in the past15years, the land price increaseddramatically, intensified competitions, and squeezed profit margins of hotel industry.How to keep competition advantage and ability of sustainable development, and howto position and valuate accurately before hotel investment is becoming a new subjectin hotel industry.Firstly, the origin of the theme hotel and development in China are discussed.Based on domestic economy environment, current situation and development trend ofreal estate, and leading market development in Changsha city and Hunan Province, Ianalyzed the recent development situation, problems, future opportunities anddevelopment space. This thesis made comprehensive discussion on theme hotelconcept design, project positioning, operation, internal management, and cost control.After long-term market survey and field visit to typical hotels, I made thecomprehensive project appraisal based on the hotel operation data and i nformation,and made the conclusion of necessity and feasibility from two perspectives of theoryand actual practice. Finally, the research made discussions and imaginations on theaspects of future development tendency and valuation model for the theme ho tel.This thesis enriched hotel’s development solutions based on the analysis oftheme hotel design and valuation, made constructive studies on hotel futuredevelopment tendency, and provided theory and practice reference to hotel segmentdesign and valuation.
