Estate project development cycle is long, large investment, more uncertain factors such as features, and make the investment of these projects need to pay attention to many aspects, each link. Speculative excess at the same time, the current real estate industry, the national macro-control efforts under the condition of more and more big, so we must attach importance to and strengthen the real estate project feasibility study. Real estate project feasibility study based on the comprehensive analysis and demonstration of development projects, the scheme comparison and evaluation, to ensure that it is technically feasible,allowed on environment, economically rational, economic benefit is remarkable.Feasibility study is the important step in the process of real estate development decision-making analysis, is also the important basis of real estate development project investment decision. Only for real estate enterprises in the process of development projects to strengthen research on the feasibility of the project, avoid the blindness of investment.Based on the feasibility study of construction projects as the theme, take the combination of theoretical analysis and practical demonstration, the combination of qualitative and quantitative way, combined with the city licang district urban villages a community reconstruction project as an example of a systematic analysis and research, the scientific and reasonable conclusion. This paper studies the main contents are:(1) from the construction project feasibility study of the background, significance, research the necessity, concept, content and basic steps, etc., this paper discusses the construction project feasibility study of scientific theory and method;(2) from the project general situation,natural conditions, development planning and real estate market analysis and so on has carried on the detailed analysis, demonstrates the feasibility of the construction of the project;(3) from the project planning and design,engineering design walls, floors and roof design, doors and Windows and curtain wall engineering design, the basement waterproofing design of theproject technical feasibility analysis, demonstrated the feasibility of the project in technology;(4) from the project investment estimation, social benefit, risk analysis and so on has carried on the comprehensive analysis and evaluation to the project.Through research papers, prove the project is feasible, at the same time, the research achievements of this paper are directly guiding the follow-up work of this project, and achieved the anticipated effect, recognised by the investors, but also provides certain reference basis for kind for construction, has a greater practical significance.
