China’s35years of reform and opening up, economic development has been made, the main industry for economic development--the real estate industry has obtained the unprecedented development. Real estate on the industry in the development, become a pillar industry is beneficial to the people’s livelihood, but high prices has been the focus of government and society. The state began to control the real estate market since2003, introduced a series of measures, but the transfer prices higher. The same Shenzhen also introduced a series of policies and regulations, but Shenzhen’s housing prices still rising.According to the regulation of the real estate market of Shenzhen city as an example, using empirical analysis, comparative analysis, induction analysis method, based on the previous research, to study the regulation of the real estate market in Shenzhen city. Through analyzing the existing problems and reasons on the regulation of the real estate market in Shenzhen City, revealed the presence of monopoly structure in Shenzhen City real estate, the current pricing regulation is not conducive to control prices, the government role in the management of real estate in the real estate market dislocation, and lack of regulation problems in the supervision etc.. Finally, I put forward the incentive pricing regulation making price regulation, and strengthen the supervision of real estate market and the establishment of the real estate information system of management and supervision. At the same time, this paper also on low-income housing regulation are analyzed, and some suggestions are put forward.
