Zero-energy building is the future of nowadays buildings. Compared with the re-search and practice all over the world, China is just at the beginning in this area. In thispaper, research is conducted in the aspects of theory, operation practice and summary,which makes contribution to zero-energy building development in China.Linking theory with practice is the basic method in this paper. Started from theoryresearch, we formed the theoretical framework, and then going to the practical areas.With a zero-energy building case, we did relate analysis to explore the potential for op-timization, and finally summarized the experience, making the practice more universalsense conclusions.The achievement can be summarized in two aspects: theory and promotion. In theaspect of basic theory, formed a zero-energy theoretical system and derived the basicenergy balance equation first time in China. In the aspect of promotion, draw three basicelements of the zero-energy buildings: goals, design and operation, and analyzed andmade recommendations.For the case of zero-energy buildings, applying the proposed evaluation system forevaluation and analysis, we got the following conclusions:(1) Indoor environment. In the summer of2013, air temperature is low and the rela-tive humidity is high. It is influenced by the low efficiency of HVAC systems. Improv-ment should be made to construct the energy management platform.(2) The net annual energy consumption. Zero-energy buildings cannot be achievedat this stage, on the one hand the efficiency of photovoltaic power generation is lessthan the design requirements and cannot be exported to the grid, making the photovol-taic power generation less than design, on the other hand with the ground source heatpump COP lower than design thus air conditioning energy consumption increases. Ef-forts should be made to improve the efficiency of photovoltaic power generationthrough enhanced operation and maintenance, etc., through the improvement of crewfeedback regulation mechanisms, and improve ground source heat pump COP, makingthe net energy consumption decrease and ultimately achieve zero energy consumption.(3) energy-saving rate. At this stage, saving rate is only1.4percent, standing forrelatively low energy efficiency. Efforts should be made to improve building energyoptimization. The research conclusions and recommendations of this paper can provide a refer-ence for the development of zero-energy buildings in China.
