As the owner, design management is investigating the market, investment consulting,land purchase, planning and design, design than optional argument, the examination andapproval of design, design changes and other for unified management and coordination. Withthe increasing development of China’s real estate market, we need to work forward higherrequirements for the design. The owner according to the need for building use, define thescope of design with the target, choose the appropriate design unit, the program compares,throughout the whole process of real estate development to design schedule control, costcontrol and quality evaluation, etc. Design work affects the owner’s investment, business, etc..So strengthening design management work has become a problem that most real estatecompanies have to face.In this article, through analyzing the current situation of domestic real estate designmanagement, as well as the development of the building design management mode, this paperexpounds the main content owners square design management, property development in theprocess of design management to how to design schedule management, cost management,quality management. Finally, the "zhongzhou trading center" in commercial office buildingproject as an example, combined with the design management mode and characteristics of theproject, the design work of design schedule management, cost management, qualitymanagement, respectively, to the aforementioned methods and focus on them, and lists thedesign management process worthy of reference and point out of control, and to learn from,sum up experience. On the progress of the management and control, to clear thinking andrequirements related to progress through the implementation of a plan to control the projectand summarize and improvements. And actively communicate with the design unit, reportingto corporate decision makers. On cost management, each design stage to do estimates, theestimates take the subject of the tender or invitation mode selection and design units to takecontrol of the design fee. It should be made clear at the beginning of the project that a goodproject location, so as to avoid design modifications to avoid unnecessary costs, On qualitymanagement, combining design schedule, cost control, preparation of high-quality designmission statement, multi-program comparison, ensure that the design can be implemented,and to strengthen the effectiveness of the control material model.
