Under the national "one belt and one way" strategy,the high-speed rail from Kunming to Beijing,Shanghai and Guangzhou has been opened one after another,and will connect seamlessly with the Pan Asian Railway in the future.Kunming will then connect the Silk Road Economic Belt to the north,and connect the maritime Silk Road Economic Belt to the south,and connect the Yangtze River economic belt to the East.The status will be more prominent,a large number of capital flows,people flows,logistics will gather here,the whole city is expected to open a new stage of development,Kunming's real estate industry will usher in an unprecedented development opportunity.At the same time,with the further tightening of the national macro-control policy on the real estate market,the market competition is becoming more and more fierce,and the profit margin of real estate investment projects will be gradually compressed.How to remain invincible in such fierce competition,scientific and reasonable cost control has become a major problem for real estate enterprises.This paper analyzes the current situation of the real estate market under the background of the current national macro-control efforts,in view of the current cost management system,methods,personnel and other problems in Kunming,puts forward the importance of strengthening cost management,and clarifies that the current real estate enterprises need an efficient cost management method to carry out cost management.In view of this,the paper combines the current situation of cost control of construction project B of Kunming a real estate enterprise,and uses the whole process cost control theory to analyze and demonstrate the methods and contents of cost management needed in different stages of construction project,and concludes that a set of whole process cost management should be in the order of project decision-making stage,planning and design stage,bidding and construction stage The management method has drawn some valuable experience for the real estate development of company a in the future,and also provided some references for Kunming real estate enterprises to control costs scientifically and enhance market competitiveness.
