Focus Analysis In Different Stages Of The Owner Project Management

With the booming of China’s economy, real estate industry is gaining momentum and,hence, increasing numbers of construction projects are started at various places by real estateenterprises. For different construction projects, their focus on project management may variesor may be, sometimes, similar. Owners play a leading role in the operation of a constructionproject and in project management. And what they pay close attention to is how they increasetheir abilities and efficiency in project management in a large number of construction projects.Therefore, it is of great significance to carry out in-depth studies and reviews on the keys anddifficulties of project management at different stages that concern owners.Taking the example of Poly Dongyue Garden Project, this paper mainly studies the keysof project management at every stage for owners. First of all, the paper introduces themeaning of my research, current results, contents and ideas of such research home and abroad.Then it summaries the concept, traits and types of project management, the definition andtasks of Project Management on behalf of the Owner (OPM) and division of stages in projectmanagement, and analyses the differences between Project Management on behalf of theOwner and Project Management on behalf of the Constructor. Last but not least, it analysesand studies the owner’s key tasks and contribution respectively in the phases of projectplanning, design, construction and final acceptance.According to the features of every stage of Poly Dongyue Garden Project, its owner hastaken specific measures and thus fulfilled high-efficient project management. The success ofthis project provides effective guidance and advice in project management for real estateowners, which greatly helps produce better projects and push forward the development ofconstruction market in the future.
