A Study On Risk Management For DK Real Estate Construction Project

The current real estate enterprises are confronted with many risks from the externalenvironment and the inside of projects. For example, the real estate regulation exposes realestate construction project with external environmental risks while the spread of newtechnics and methods make the management inside the project more difficult. In addition,some real estate enterprises prone to undervalue the management of construction projectand leave the outsourcing to take risks. This paper tasks the study on the projectmanagement, project risk management and assessment of DK real estate constructionprojects, with the hope of promoting the improvement and development of the enterpriseproject risk management.Firstly, the thesis gives the definitions of risk, risk management and project riskmanagement with method of documentation research. Secondly, it concludes andsummarizes project management, project risk management and project risk managementevaluation of the real estate construction project with the method of practice summary in thework of project management. Meanwhile, the specific project risk management processes,such as project task decomposition, project organization breakdown structure, project riskidentification, project risk analysis, project risk response, risk control, risk managementmaturity evaluation are studied in the thesis. It is found that the process of DK project riskmanagement, basically meets the requirements of project risk management objectives,namely the realization of the project time, scope and cost targets. This is closely andinseparably related to DK project risk management which emphasizes the participation ofexternal personnel, the timely information exchange, the collective decision-making system,and the simple and practical methods of project risk management. In addition, theweaknesses in project risk management are also found in the maturity assessment of theproject risk management conducted by the enterprise and the project department, whichmakes a great effort to the improvement and development of the future project riskmanagement. To sum up, the research of project risk management helps to elevate theproject management ability of the enterprises to response to, and control risks, providing apowerful guarantee to the realization of the overall goal of project management.
