A series of measures to limit purchase and loan were introduced nationwide,and the real estate industry once again entered a recession.Combined with the relevant theories of real estate project risk management research,this paper focuses on the risk identification and evaluation of Feicuihuafu real estate project,and puts forward the corresponding countermeasures.The purpose is to make the project decision-making of Shandong Rongcheng Construction Group Co.,Ltd.more scientific and databased,reduce the subjective randomness and blind obedience,and also keep the real estate industry healthy,stable and efficient The development of foreword provides some theoretical support.Firstly,the basic situation of Feicuihuafu project and the contractor Shandong Rongcheng Construction Group Co.,Ltd.is studied,and the possible risk problems are preliminarily analyzed.Then,by using brainstorming method and checklist method,the risk factors in th e early preparation stage,project construction stage and completion and delivery stage are identified respectively,and a total of 15 risk factors are identified in five aspects: construction drawing design,construction quality,construction progress,environmental protection and entity acceptance.Then,using the Brainstorming and Checklist method,the paper evaluates the important risks of Feicuihuafu project,determines the risk level of the real estate project in the construction stage,and the risk level of each risk factor,so as to provide a feasible and systematic practical method reference for the risk identification of small and medium-sized real estate projects.Finally,according to the principle of system response and overall response,explore the correlation and level of risk factors,take risk avoidance,risk reduction,risk transfer and other coping strategies for each risk factor,and formulate effective control measures for residual risk,so as to improve the effect of risk response. |
