Research On The Potential Land Use Configuration In Xi’an Zhenxing Road Residential District Based On The Inhabitant Aspiraation

At present, under the background of the process of urbanization continues toaccelerate in our country, the demand for land for urban development has also increased.Due to the China’s national conditions, people much more than the land, requiring urbanconstruction activities must be reasonable and efficient use of land resources in thelimited space. Therefore, under the dual requirements of the rapid urban developmentand the protection of land resources, improving land use efficiency is very important.That means that the development of urban construction must be content-type, intensive,ongoing internal upgrading, in order to meet the needs of growing urban populations, so,the urban renewal is an important part of the connotative development in the city. Onthe one hand, through the urban renewal, the government can make more economicvalue by the land reuse and redevelopment, on the other hand, through the urbanrenewal can effectively improve the quality of life of the old city residents. However, inthe current context of the development, the urban renewal is more inclined to atop-down government action that based on the will of policy makers and developers.They get the land through the brute and violence way, which is difficult to express thewishes of residents.Based on those two recognition, the article attempts to analyze their own research,to explore a "up-down combination" road for the urban renewal. Specific object of thisstudy is Zhenxing Road residential district, through such “up-down combination" roadfor the urban renewal, research the reasonable development directions of the land useand ultimately enhance the potential land use configuration.First of all, through the research of the “urban renewal”, the “the renovation of the old city community”, the “inhabitant aspiration” and “potential land use configuration”four aspects of the domestic and international theory and practice, the present situationand the relevant research at home and abroad were summarized, then generalized acertain experience and methods to guide the strategic exploration of enhancing thepotential land use configuration for Zhenxing road residential district.Secondly, the status quo situation of Zhenxing road residential district wereanalyzed and summarized, and the revitalization of the Road residential lots in thecurrent land use situation and problems in-depth from the function structure, land useand development intensity of land use in three aspects. The author puts forward therevitalization of the Zhenxing road residential district there is an urgent need forrenewal.Once again, from the two aspects of “reason” and “the influencing factors”, Istudied the revitalization of the Zhenxing road residential district land use potential andimproving direction. Among them, the "master planning" and "resident needs" twoinfluence factors of longitudinal butt and Zhenxing Road direction, through the relevantcases and reforming means of transverse research and reference methods on ZhenxingRoad residential potential land use area.
