Abstract/Summary:
Shanghai has experienced great economic development and rapid urbanization in recent years. However, it still faces some difficulties in the process. On the one hand, the insufficiency in land reserve has become an obvious barrier to its urbanization and development. Facilities construction, comparing to other international metropolis, exists some disparities. Even in the central part of the modern city, there are still lots of shacks and old urban lanes needed to be reconstructed, which is not in accordance with its image as an international metropolis. On the other hand, the residents living in these areas are eager to improve their living environment.The reconstruction of old urban areas in Shanghai could be traced back to the early 1990s. Ever since then, it has changed dramatically in policy-making and adopted methods at different stages, from the 365 reconstruction of old houses project to the reconstruction of houses projects in the 12th Five-year Plan Period. For the past two decades of years in the process of reconstruction, it is inevitable that there still exist some severe conflicts among residents, demolition companies and property developers. However, with the new development of innovation-driven ideas, more advanced theories and innovative measures had been taken into practice in reconstruction of old urban areas in Shanghai. One of the most important changes is the new policy for reconstruction named Sunshine Policy. According to the planning, during the 12th Five-year Plan Period, the reconstruction of old urban areas in Shanghai is still a fundamental task of vital importance. Therefore, it is of great theoretical value and practical significance to study the relevant aspects of reconstruction of old urban areas in Shanghai.Dealing with the study of reconstruction of old urban areas in Shanghai, the paper analyzes the main existing problems in the reconstruction process applying a series of methods including literature review, interview, data collection and case study. With the study of successful experience in reconstruction home and abroad, the paper tries to provide some realistic examples for Shanghai to learn from. Taking the reconstruction projects of Hongzhen Old Street, the North part of the Bund area and North Sichuan Road area in Hongkou District as case study, the paper analyzes and summarizes the effective and successful measures and experience from these projects and provides a universal strategy to promote the process of the reconstruction of the whole city of Shanghai.
