With the further advance of reform and opening up, the rapid development of domestic economy, the real estate industry has become an extremely important in the national economy. In recent years, the domestic real estate industry has experienced rapid development, after a brief retreat. Relatively weak at present, how to deal with the external market, complete industry transformation is the reform of the real estate industry must face the problem, relative to the large real estate company, with a relatively low risk of small and medium-sized real estate companies, to ensure the smooth implementation of the project will be more important.This research takes the way of case to GS MAXT project as the research object of the company. The place of this research background and significance are illustrated; Second through the GS MAXT projects by the firm and its now development in detail, points out that under the real estate project development cost overruns, existing in the construction control project efficiency difference big, engineering quality and a reduction in staff satisfaction and related issues; Once again involved in the construction control of the real estate industry generalizes the theory of literature and induction, detailed analysis of the root of the problem of GS company existing; Finally, on the basis of cost control theory, the theory of project management, total quality control theory and the theory of performance appraisal, and the reasonable combination of GS company specific attribute of the real estate industry, puts forward Suggestions and solutions, and then completed a problem to solve.This study, according to the theory of GS company MAXT project cost control problems, put forward the target management, responsibility cost management and cost control plan; According to the project management problem, put forward a specific contract, funds, planning process control; For total quality management is proposed to build management system of process; According to performance problem, the solution for360°examination, to the superior, peers, subordinates, and comprehensive evaluation of their own.This research take the questions, to analyze and solve problems of thinking mode, use the questionnaire survey method, qualitative analysis and quantitative analysis, and the research methods such as literature review method. The innovation of the present study points are mainly concentrated in according to the actual situation of GS company MAXT project, puts forward the should build in the construction control system of project management and performance appraisal scheme related to it, the other in the process of building cost management and total quality management system are mentioned by dynamic view of the construction control of thinking.
