The management of the real estate project is very important to the development of the real estate company.Park Road No.1 real estate project is developed and constructed by Eastern Xingye Real Estate Company.The project is located in Xishan Area,Changyi District,Jilin City.The project is located at 500 meters south of Wusong Middle Road and Hunchun Middle Street.This paper studies Park Road No.1 project of Eastern Xingye Real Estate Company,and finds out some problems in the project schedule control through investigation and field investigation.In view of the progress management problem of Park Road No.1 project,collect the data,analysis the reason,and propose improvement measures.To support the smooth implementation of Park Road No.1,and improve the efficiency of project planning control.First of all,the research content and research methods are put forward.In the process of construction of real estate projects,the construction and construction phase accounts for about 80% of the development and construction time of the whole project.Therefore,the schedule of the construction phase is very important.There will be many uncertain factors in the construction phase of the project.We study and analysis based on the implementation of the project schedule.Secondly,the author introduces the basic situation of Jilin Eastern Xingye Real Estate Company,the basic situation of Park Road No.1 project and the schedule of construction progress,as well as the progress management problems in the process of project development and construction,and analyzes the reasons of the progress management problem.Park Road No.1 project lack of high-quality project management personnel,the project is not planned early,the implementation of the planning process of poor management and management methods,project short-term cash flow problems such as the emergence of the project schedule have a certain impact.Thirdly,the contents of the progress of the progress of the plan for the implementation of the problem,the construction of the project construction,pre-,mid-,and post-stage mainly involved in the progress of management,to take effective control measures in the pre-project preparation of the feasibility of strong,operable project progress plan,in the construction process to do real-time monitoring,and timely take corrective measures,the project construction process involved in the problems to properly solve and coordinate the cooperation between the partners,after the general control of the construction occurred in the project is completed,in the project to check,calibration process,an effective solution to the problem.Finally,the paper expatiates on the safeguard measures of the project schedule,analyzes the organization security,financial security and technical support from the implementation of the schedule plan,and supports the smooth implementation of the park road project.The project progress is planned and the deviation can be timely correcting the progress of project planning and control.Based on the research of project schedule management and project schedule control management,this paper points out some methods that can be applied to the development of real estate projects to guide the practical work of the project,and some achievements in some aspects,some practice value.
