In recent years, with the sustainable and stable development of economy in China, more and more large-scale construction projects emerge in front of us. Large-scale construction projects have these characters:great investment, long construction period, vast implementation region, large construction scale, lots of participants, high technical requirements, complex internal structures, widely external relationship with constantly changeable uncertain factors abounding in the process, which result in risks that always affect the smooth implementation of engineering construction projects and even become the key to the success of projects. Thus, how to construct a scientific and rational risk assessment-disposal system is significant to project schedule acceleration, construction projects quality improvement as well as total projects investment reduction.This paper was guided by the theories of project management, risk management and project management maturity. Combining with the characters of large-scale construction projects, this paper used organizational project management maturity model to analyze and evaluate the risks of large-scale construction projects and researched the applicability of the model in the field of large-scale construction projects in China. Based on the risk identification and analysis in the whole process of large-scale construction projects, this paper used the fuzzy comprehensive evaluation method to construct a large-scale construction projects risk management system that suits our national conditions in order to guide and help enterprises to self-assess project risks and realize the aim to cultivate and improve enterprises’ capacity of projects management as well as market competitiveness.After systematically analyzing the theories of project management and risk management, this paper researched organizational project management maturity model in depth and found that it is unreasonable to apply OPM3model to the large-scale construction projects risk management in our nation directly through actual assessment, as the assessment result can’t reflect the potential project risk management of organizations objectively. After that, this paper further studied the characters of large-scale construction projects risks, identified and analyzed risks in the whole process of large-scale construction projects, construct a large construction project risk management system based on the fuzzy comprehensive evaluation method and identified the risks of the living community which is an actual construction project. Hence, this paper established project risk rating list according to the concepts of risk priority and most trusted sources of risk, uses fuzzy comprehensive evaluation model to evaluate the risks of living community project including6risks which are natural risk, political policy risk, social risk, economic risk, management risk, technology risk factors and gained a comprehensive assessment that is the risk rate of living community project is high. At the same time, this paper explored the commercial housing selling price prediction model, used the BP Neural Network model to predict the commercial housing selling price of the second phase project and got the commercial housing selling price that is9295yuan/m2.In the end, after identifying, analyzing and assessing the risks of living community project, this paper gave some risk countermeasures aiming at this project.
