Research On The Determination Method Of Parking Requirements For Office Buildings

Accessory parking lot of buildings plays a crucial role for urban static traffic system, which dominates urban parking facilities. The office building, which is a typical case of resident trip production, generates a lot of human flow and car flow, results in a big increase of traffic volumes, and finally generates a large amount of parking demand. The research on parking requirements for office buildings is a crucial part of setting and revising urban parking standards. A good resolve of parking problems for office buildings will relieve the stress of urban parking and congestion, which is conducive to sustainable development of urban transportation.Regarding the office building as a subject investigated, this paper researches on the determination method of parking requirements from angles of parking classification, parking survey, parking characteristics analysis, parking demand forecasting and parking requirements strategies. The paper is on the basis of parking survey data on office buildings in Suzhou. Parking classification of office buildings is determined which is based on classification of urban land use, parking characteristics and changes in demand. Regarding office buildings, this paper researches on the parking survey method and procedures based on parking requirements from design of parking survey data system, census plan and key sample plan. As for lack of analysis of vehicle samples regarding parking analysis, this paper researches on characteristics of fixed parking, commuting parking, visiting parking and taxi parking based on sample clustering method and summarizes the features of four types of parking. The paper builds a parking forecasting model for office buildings and forecasts parking demand of Suzhou in planning year on the basis of research findings of parking characteristics analysis and influencing factors of parking demand. This paper analyzes the influencing factors of parking requirement strategies and researched on suitable situation of the four parking requirement strategies——maximum requirements, minimum requirements, combination of maximum requirements, minimum requirements and parking zones, as well as the method to determine the numerical requirements. This paper applies these research findings into office buildings of Suzhou, finally gives a guide of parking zoning and parking requirements for different types of office buildings.
