The Research On Schedule Management Of WeifangHigh Tech Garden Residential Distrct Construction Project

The process management level and ability of real estate development enterprises is directly related to the whole project construction period length, related to the project investment scale and more related to project management and project construction interest’s realization. The project schedule management, cost management and quality management are important parts of the modern project management work. Project schedule management has great impact on cost management and quality management. It relates to the project tasks, project cost, project period, the loss of raw materials and other content, which is a comprehensive and systematic management of the whole engineering project.This paper took the construction project of Weifang high tech garden residential area as the research object, focused on the project schedule management problem, project progress influence factors and dynamic control measures. The main research contents are as follows:firstly, this paper introduced the background and significance, summarized and analyzed the research status about the project schedule management at home and abroad, put forward the main research contents, the technical route and the research methods, and introduced the basic concepts of project management, the main content, basic principle and main methods; secondly it analyzed the implementation plan of the high-tech garden residential project; thirdly analyzed the compilation process of Weifang City high-tech garden residential district construction project schedule plan in detail from the aspects of the progress of the project planning, project selection, project scope of work breakdown structure, project arrangement logic relationship established, the project duration is determined, based on network planning project duration optimization, project schedule planning; fourthly it Chose the best method of project management according to the project actual situation and focused on the project scheduling and control process, namely the project schedule information collection, earned value management of the three basic parameters calculation and measurement, project schedule information deviation calculation, project earned value performance index calculation, inference analysis, project earned value management analysis, adjust the project schedule; finally it put forward the guarantee measures of project schedule management from five aspects of organization, technology, material and equipment, economic rewards and punishments and climate construction. We hope this study can provide guidance and reference for the application of theory and method of real estate development enterprise project management.
