In recent years, in China the cars become a part of family quickly is an indisputable fact. It make city residents travel more convenient but the environment more worse. Residential area is not only the most concentrated cluster of the private cars, so the rapid popularization of private car is undoubtedly a severe challenge to construction of infrastructure, environmental landscape and pedestrian safety. Residential parking contradiction is more and more serious.Therefore, it is urgent to strengthen the research on parking problem in residential area, try to build a harmonious residential environment, and seek to improve the quality of residential district. Consequently, based on the analysis of the parking characteristics of different residential areas,this paper screens all kinds of residential supply and demand berth, parking management, traffic organization, layout of parking space, parking construction and other aspects of the parking problem.In this paper, A parking demand model for residential area is established, then a scientific and reasonable parking reform strategies for different types of residential areas are put forward and some scientific suggestions for the development of parking facilities in the future construction residential area are provided.Firstly,through the interpretation of domestic and international residential area planning development and the typical city parking strategy,this paper analyse some residential area planning theory,such as Neighbourhood Unit, Radburn Idea,Peaceful District theory,Woonerfand transit orientedopening model.And the parking strategy of residential area can be used for reference.Secondly,On the basis of the existing residential area types and the parking problem studied in this paper,the second residential areas is subdivided by taking into account the construction period, the social attributes of residential areas, spatial structure features, parking and other construction indicators. The residential space characteristics(the proportion of features, road characteristics, green land features) and parking characteristics(parking supply, parking, traffic organization, parking management, parking landscape lamp) are analysed. On the basis of the above analysis, the parking problems of residential area aresummaried.In addition,through the analysis of the status quo and existing problems of parking coordination and construction indicators in China,the influence of the level of urbanization, the location of residential area and the building characteristic of residential area on the parking allocation are considered.Parking demand model for residential area is established thorough study of parking problem in Xi’an City.Finally, combined with different types of residential properties, transformation strategies are proposed from the parking index, residential area parking spaces, parking management, parking facilities and others. And Corresponding parking strategies of the new residential parking are put forward.The research of this paper can provide some useful references for improvement of parking problems in residential areas and then improve the overall environment quality of residential area.
