With the economic development, the change of people's lifestyle, encourage from state industrial policies, the fact should not be overlooked in our country cities that cars become a part of family quickly. As the private cars are spread rapidly in our country cities, a series of practical problems they brought began to gradually prominent and increasingly serious. Resident areas bear the brunt of them, because they place is not only the most concentrated cluster of private cars but also a place to stay the longest time, and all aspects of the contradictions are more prominent. Therefore, the thesis for the residential parking problems, ranging from the formulation of the parking accessories standard, parking patterns allocation plan, parking design, parking management and sustainable parking areas proceed to establish a set of theory that suit to China's national residential parking conditions, in order to provide scientific guidance for the development and construction of residential parking accessories, so as to we can adapt to the need of new era transportation and economic development.Specific research results are as follows:The paper analysis parking standard areas cities at home and abroad, points out the problems in the current standard of urban residential parking standard, and solve the problem from the city of motorization level, residential area, the surrounding environment, traffic construction characteristics and parking for urban residential properties, the factors affecting the parking standard index analysis is proposed, based on the investigation of the rational analysis and prediction of the parking area parking standard methods, and take Weifang index for parking area as an example, do empirical research.The fundamental research on residential parking focuses on three aspects, such as economic, demand management and sustainable development. The stakeholder theory is used for game analysis about residential green building and parking, and analyzing the relationship between the Engel's coefficient and the residents of car consumers'demands. Define the basic concept and connotation of residential parking demand management, use means such as the economy, law, administration, etc., to control the parking demand of urban residential areas scientificlly, lead the traffic structure to develop rationally. Elaborate the meaning of sustainable residential parking, the "planning" and "management" two-pronged approach to ensure sustainable residential parking.For the new residential area, the selection of parking mode the different conditions of traditional residence type and modern residential and commercial complexes was studied in this paper, and analyses parking space, inside road conditions and the facilities matching conditions impact on parking mode, to explore the layout of the form of the corresponding. In the situations of missing parking space and corresponding facilities in the old residential area, to explore the alteration of inside roads and the feasibility of increasing parking facilities, if not, to research construction of public parking lot further.This paper proposes the eco-park planning and design guiding ideology through the analysis of residential greening and parking construction, it applied to a variety of landscape planning and layout from the residential parking patterns. Besides, this paper does other researches in detail from the set of entrances and exits of residential area and parking lot, traffic flow line design and parking signs, etc.Under the new reality of laws, to discusses the impact on residential parking that ownership of the parking area has, and strive by legal means to prevent parking disputes; to compare different residential consumption capacity of residents to study the different types of residential parking facilities within the different types of charging methods, fee standards; at the same time, propose a corresponding management measures to handle the haphazard state during the day for the temporary parking of vehicles.
