In recent years, the city of China has developed into a stage of updating the redevelopment, while the problem of construction updating has drawn the attention of all the society. A huge number of old industrial buildings are idle or abandoned, due to China’s industrial structure adjustment and changes in urban functions or surroundings. Although these old industrial buildings have lost their original functions, many of them are located in the center of the city, which are dominant land location. And the structures of old industrial buildings are still intact, or even carrying some historical and cultural significance, it is valuable to transform these buildings.With the development of urban economy, the idle old industrial buildings have become the space resources of renewable utilization to meet the needs of the urban planning. Early, for drawing the attention of estate developers, more and more transformations of the old industrial buildings have been made. But there are many problems in design and evaluation of the transformations for lack of appropriate laws and the greed of estate developers, such as that transformations cannot fully use original old buildings, we focus on the economic benefit ignoring the environmental influence, the historical value of the old buildings or the comprehensive benefit of the whole life cycle is not been considered.In this paper, we conquered the problems during the evaluation of old industrial building transformations for replacement function by studying and summarizing the previous experience. And we construct an evaluation system of old industrial building transformation for replacement function and establish an evaluation model combining Analytic Hierarchy Process (AHP) method and value engineering method. In the evaluation system 6 first level indexes are proposed, which are economic safety performance, durable performance, applicable performance, environmental performance, historical and cultural performance. Moreover 24 second level indexes are also proposed including economic benefit, ventilation and lighting, fire safety, environmental protection, building materials, social value, etc. All the indicators are weighted by the AHP method, by reference to different evaluation system of old industrial building transformations. With attribute analysis of the cost investment and building function, the whole life cycle of old buildings as the time axis, we calculate the value coefficient of the transformation scheme, and provided basis of the quantitative analysis for transformation scheme selection.Through our system’s evaluation, we fully and reasonably meet the needs of each stakeholder by optimizing the weights of each single index, and improving the comprehensive benefits of the old industrial building transformations for functional replacement. In all, we hope to help stakeholder to make the right choice.
