Research On The Transition Of The Traditional Village And The Transformation Mode Under The Influence Of New Town Development

After nearly 40 years of rapid urbanization in China, both number and size of cities have a substantial increase, the contradiction between urban population and land resources is becoming more and more obvious. Therefore, more and more cities are expected to get more space for urban development by developing new town to release the growing pressure on the city. The development of new town has a great influence on the society, economy and morphology of surrounding traditional villages. These traditional villages used to locate on the transition area of urban and rural area, and now are facing the dilemma of development and preservation under the brutal urbanization.This paper addresses the change of traditional villages and the renewal mode under development of new town, studying related theory and research, trying to discuss how these villages transforming, villagers’ attitude towards transformation, how these transition happens and how to develop traditional villages in the future, etc. This paper has important significance to our country’s new town development theory and the transformation of traditional villages.This paper firstly studies the procedure of traditional village’s urbanization, discussing theory of interest relationship, forming the theoretical of this paper. Then this paper takes three traditional villages of Foshan new town as case study, studying the changes of social context, economy, morphology under new town development, understanding the attitude of villagers and analyzing the social power, market influence and institutional force. Then this paper discussed characteristics and similarity in transition process of these three villages, based on effecting factors and similar cases of China, looking into the future development of three villages. Getting the conclusion that these villages will transit from “later-village phase” to “urban village”, and it is better to renew these villages before this change, based on all discuss above, this paper would study the renewal mode of traditional villages.In the discussion of the mode of traditional villages, this paper put forward of the necessity of transformation basing on problems caused by urbanization, the significance of preservation of traditional village and interest relationship. The model makes full use of villages in evolution as “urban village” prequel series space form preserved better, the surrounding road network and land transformation space is bigger, can integrate the financing with more features, the after integration of available efficient development and financing, while retaining some villages pass traditional space form transformation activation. In this mode, the government, the market and the villagers interaction mutual benefit and exchange of needed goods. The ultimate realization of the village space, economic and social long-term healthy development. Under these requirements discussing integrated activation mode, and according to the deficiency of the model and application of Bureau Limited investigate the progressive transformation of the idea. To provide reference for the transformation of other traditional villages in China.
