An Empirical Analysis On The Efficiency Of Listed Real Estate Companies In China Based On DEA Model

Relationship to the real estate development of many sectors of the national economy, the real estate industry is directly related to the efficiency of the allocation of resources throughout the real estate industry and the development of related industries. As a representative of listed real estate companies in the real estate business, can reflect the level of development of real estate, how to improve the efficiency of listed property, and enhance the core competitiveness of the real estate business, is a pressing problem facing the development of China’s real estate industry.Firstly, the study on the efficiency of a literature review on the existing research on the method of making a summary measure of efficiency, introduces the basic principles of DEA efficiency ideas and theories, and the sample data and indicators made screening. Second, this paper53listed real estate company efficiency empirical analysis, a mathematical model was constructed to adapt to their specific measure listed real estate companies in different static efficiency and dynamic efficiency. First, find a small number of leading enterprises in production efficiency frontier surface, to achieve optimal efficiency. Second, the vast majority of production companies listed room rate is in the low level of efficiency, the use of low input elements of "catch-up" effect is good, the production does not get better technical efficiency improvements, pending further expand its production scale. Finally, according to the results of theoretical and empirical analysis of listed real estate companies propose appropriate policy recommendations.
