Housing has always been one of the major research objects for economists. As a commodity, it complies with the rules and laws of the market economy and economics. Housing, however, is different from the ordinary commodity, which has many special attributes. Therefore, the study of housing is distinguished from general merchandise. Since China implemented the new reform of the housing system in July1998, the real estate industry gradually developed into a pillar industry in our country. As an important part of the real estate industry, housing industry gradually became a new growth point of China’s economic development. Housing is not only related to the health and stability growth of Chinese economy but also the most basic means of subsistence for people to live and work. It is an important guarantee for social harmony and people’s livelihood. Therefore, the research for the housing problem has both very profound theory and social significance.With the urbanization of the population will become a major growth point in China’s economy, major cities made greater efforts to reform the household registration, to improve the construction of public facilities, and to open more gates to let more people to enter, which brings greater pressure and higher requirements to the real estate industry. Shanghai, as China’s economic center, while faced with an aging population, needs to continue to introduce a lot of talent population to achieve its stability and prosperity of economic development. The major labors Shanghai needs are young and high-quality talent. Hence, the real estate market pressures in Shanghai are mainly derived from this population. Solving the housing problems of this population has also become the key to determining the future development of Shanghai.This paper selects the perspective from this unique population groups:young employed population in Shanghai and to study their housing demands. Most of these special populations are with college degrees, engaged in industries which have significant contribution to Shanghai’s economic. Even though they have higher salaries than the average level, facing of high prices in Shanghai, there are still many factors restricting them to buy apartments. Learned from articles at home and abroad, theoretical and empirical, this research is on the basis of survey data, reveals the housing situation of the young population in Shanghai and its main influencing factors. Study indicators are selected from influencing factors on the basis of the preliminary analysis. This paper assumes this population’s potentially effective demand, and quantifies the demand, and establishes the logistic model to identify the main factors that affect the young people’s demand. The study found that hukou, education, provident funds and financial assets are the main factors on the housing needs of youth employment in the short term, while personal income and household income, as represents of the income factors, are not enough to affect the short-term housing needs; in addition, support from parents and friends has become a major source for buying a house. The conclusions of the study may provide some ideas to solve the housing problems of the young employed population.
