House prices soaring over the past decade in Nanchang. This paper researching house prices factors in Nanchang,digging out the reasons of the price fluctuations is of great significance for speeding up economic development in Nanchang and to maintain the healthy development of real estate market.This paper based on data of real estate of Nanchang in 1995--2014, start from the theory of real estate prices, analyze its characteristics, composition and formation of the transmission mechanism. Then base on general situation of Nanchang Economic and Social Development of Nanchang, make qualitative analysis from five aspects of supply, demand, macro, level of economic development and other factors. On the basis of qualitative analysis, take full account of the availability of data, select the factors that influence quantitative scientific empirical research, collected various factors which impact housing price in Nanchang in 20 years, using empirical analysis to study the main factors affecting the real estate price movements, by establishing multiple regression model, from a quantitative point of view to research the major factor which impact real estate prices, and to determine the degree of these factors.Finally, based on qualitative and quantitative analysis of the real estate price factors, We reached the following conclusions: First, economic development effect the soaring real estate prices in Nanchang,1 percentage rising of GDP result in house prices rising 3.476 percentage; the second is the rapid rise in land prices, 1 percentage rising of land transaction price result in house prices rising 1.381 percentage; third is supply and demand, 1 percentage rising of the relationship between supply and demand result in house prices rising 3.476 percentage. To promote the healthy real estate market in Nanchang, we made the following suggestions: First, to maintain steady economic growth; the second is to improve the land supply mechanism; third is to promote the protection of housing construction of living。...
