In2013, China’s elderly population will reach202million, the aging level reached14.8. According to the experts predict that China’s elderly population will reach300million in2026and will exceed400million in2037,which suggests that China’s elderlypopulation is quite serious. Along with the transition of the modern concept of pension,endowment of "going out" is accepted by more and more elderly. Elderly apartment inour country, however,is just in the initial stage of development. Both the basis of theoptimum senile facilities construction and professional endowment service supplyingcannot meet the needs of the elderly population growing, namely which produce thecontradiction between the older professional service demand and the pension agencyservice of generalization. Based on this, this paper puts forward the idea of developingprivate compound apartment for the aged in our country,and do the private compoundelderly apartment development strategy research from the elderly service requirementsdetermine.and explore how to guide real estate developers to develop apartment for theaged which conforms to the elderly service demand characteristics in our country. Allthose can solve the supply and demand problems of elderly service in our country.First of all, the paper designs the elderly service demand structure questionnaire,carrying on the questionnaire, collecting and data processing, analyzing of the serviceneeds characteristics of the elderly, and builds service mode of private compoundapartment for the aged.Second, in reference to the American old real estate REITs development mode, thisarticle puts forward to set up the elderly apartment REITs in our country, and analyzesthe feasibility of elderly apartment REITs development mode in our country, and builds the elderly apartment REITs development mode, analyzing the source of income,income distribution, custom price. The paper introduces the main participants in theelderly apartment REITs development model, and analyzes their relationship.Finally, the paper puts forward to establish elderly apartment development strategicalliance by the elderly apartment developers and elderly service providers andestablishes the elderly apartment operation management model of strategic alliance,giving full play to the professional advantages of each member. According to thecharacteristics of the elderly apartment strategic alliance operation, the paper establisheselderly apartment strategic alliance performance evaluation system based on fuzzy setpair analysis model, and verifies the case analysis.This paper puts forward the strategy of private compound apartment for the agedhelps to enrich our elderly service mode, and has a positive reference to our country theelderly residential product development.
