According to international experience, the trend of aging population is an inevitable problem during the process of economy development. Currently, China has transformed to such aging population society, with its demographic dividend disappearing gradually, the elderly population growing fast than ever. Under such circumstance, the pension problem turns to an urgent issue need solving, especially during the "New Normal Stage", symbolized by advocating the quality of economy development and improving the benefits of all the residents. Traditionally, the elderly in China’s rural areas are mainly supported by masculine members of the family, as well as the natural connection of the land. Furthermore, with the increasing emphasis on the rural areas, Basic Public Services such as medical care and endowment insurance are deflected to rural areas, thus, the rural old-age problem is partly alleviated. On the contrary, the pension problem is prominent in urban areas as the demand of urban residents for pension services are more diversified and multilayered. Urban Senior Housing Real Estate, which initiated early in the Western World, owing to its broad differentiation and high level of pension service demand, can be properly used to deal with China’s currently prominent aging population trend. But practically, the Urban Senior Housing Real Estate is still in its infancy, with many urgent problems to be solved. The suitability of Urban Senior Housing Real Estate in a particular region is the starting point of location selection of certain real estate development project. And the research of suitability is also an effective key to relieving practical problems during the process of Urban Senior Housing Real Estate development, thence, having important significance in promoting the Urban Senior Housing Real Estate development, meeting the high level and broad differentiation of the elderly demand of pension services.Targeting at the "Fourth Growth Pole" of Chinese economy, City Cluster in the Middle Reaches of the Yangtze River succeeds the Jing-Jin-Ji, Yangtze River Delta and the Pearl River delta urban agglomeration as a rising star in economic development. It is significant to develop Urban Senior Housing Real Estate as an effective measure to solve the problem of ageing population in the City Cluster in the Middle Reaches of the Yangtze River, which will help to exert its "backward advantage" and realize its leapfrog development. How about the Suitability of Urban Senior Housing Real Estate in the Middle Reaches of Yangtze River? How to improve the Suitability of Urban Senior Housing Real Estate effectively? These are the urgent problems which are confronted by City Cluster in the Middle Reaches of the Yangtze River concerning ageing issues, and which are also the starting point and basic problems to be dealt with of this paper. To begin with, the article theoretically went over relative literatures concerning Senior Housing Real Estate both home and abroad and practically researched the development mode and characteristics of Housing Real Estate, concluding the four-dimension appraising system from the elements of population, economy, service industry development and market maturity. Based on this appraising system and the relevant data from 2008 to 2013, the article made a longitudinal comparative analysis of the suitability of Urban Senior Housing Real Estate among central cities of City Cluster in the Middle Reaches of the Yangtze River. The results show that the suitability of Urban Senior Housing Real Estate has improved constantly; Wuhan stands out among other three cities. At the same time, the article also selected the core cities of well-developed Jing-Jin-Ji, Yangtze River delta and Pearl River delta urban agglomeration as the object of horizontal comparison in the suitability of Urban Senior Housing Real Estate. Results show that the core cities such as Beijing, Shanghai, and Guangzhou have a comparative advantage in the aspect of the suitability of Urban Senior Housing Real Estate to City Cluster in the Middle Reaches of the Yangtze River. But the advantage tends to converge over time. In conclusion, the article puts forward constructive suggestions to properly solve the problem of aging population and optimize the suitability of Urban Senior Housing Real Estate in the City Cluster in the Middle Reaches of the Yangtze River from the side of the government, enterprises and consumers respectively.
