The aging of the population has become one of the social problems that my country urgently needs to solve.At this stage,the traditional old-age care model is difficult to fully solve the severe situation of my country's aging population,that is,relying solely on the family and the government has been difficult to solve the problem of old-age care.To this end,the government has launched a variety of measures to promote the socialization of old-age care services,with a view to being able to use the market to participate in the social old-age service system,in order to improve the physical and psychological suitability of the elderly care environment for the elderly.Pension real estate,a new type of real estate industry developed and designed specifically for the elderly,has emerged accordingly.The Chengdu-Chongqing urban agglomeration is the most densely populated urban agglomeration in the western region of my country,and it plays an important role in the social and economic development of the western region.Subject to factors such as location conditions,economic level,and aging conditions,the research and actual operation of pension real estate in Chengdu-Chongqing urban cluster is still in its infancy.Some cities in the Chengdu-Chongqing urban agglomeration have not developed a scientific and comprehensive evaluation of the suitability of their own retirement real estate,and blindly developed retirement real estate,which has caused problems such as waste of resources and insufficient sustainable development.Therefore,in order to avoid the above-mentioned problems in the process of developing retirement real estate,the development suitability evaluation of 16 cities in the Chengdu-Chongqing urban agglomeration area was carried out to correctly understand the suitability level of urban development of retirement real estate in the region,and to formulate and improve cities The countermeasures for the suitability of pension real estate have a more timely and profound research significance.This study first sorts out the relevant theoretical research results of pension real estate;then,it builds a suitability evaluation index system based on five aspects: natural factors,population factors,economic factors,real estate market maturity,and public service industry development.Then,the entropy weight method and the analytic hierarchy process are used to determine the index weights,and the weighted calculation is used to obtain the comprehensive score of the suitability of the 16 cities in Chengdu-Chongqing urban agglomeration.classification.Fourth,on the basis of suitable classification,the indicators of the three types of suitable cities are evaluated to find out the advantages of the three types of suitable cities for the development of pension real estate.Fifth,use barrier factor diagnosis methods to analyze the barrier factors in the suitability of the three types of suitable cities for the development of retirement estates.Finally,this study proposes:(1)Comprehensive recommendations for optimizing the development suitability of retirement estates in Chengdu-Chongqing urban agglomerations: formulating emission reduction plans for pollution sources,strengthening atmospheric environmental supervision;improving urban green space planning and supervision,tapping the potential of green space development in built-up areas;New urbanization with a human core.(2)Propose corresponding countermeasures to the problems of each of the three types of suitable cities,so as to make up for the shortcomings according to local conditions,and improve the suitability level of the development of retirement estates in Chengdu-Chongqing urban agglomeration.
