Since the development of the housing system reform and urban construction in the 1980s, the property management was introduced residential area and get a rapid development. But with the development of community building, residents of awareness and participation in community affairs consciousness gradually increased autonomy, but also pay more attention to the quality of life, and they live in the residential area of memory multi-stakeholder groups, such as:the owner or user of the property, the property services business owners’ committee, developers, etc. These co-existence of different interest groups within a particular area of property management, will inevitably produce conflicts and disputes. The first property services companies lead in LH district, Shenzhen was established, so LH district property management is relatively mature, the issue of property management experience is also the first to face.This paper use case study methods, the main problems is the case in residential property disputes application designed area through the study of LH district N residential property dispute cases of special maintenance funds, exploring the working methods of the property dispute case in residential area the use of mediation experience to help the owners of property disputes in problem solving, persuasion negative emotions, rationality safeguard their legitimate rights and interests, enhance problem-solving skills, thereby promoting effective solution to residential property disputes, maintaining stable communities and society and harmony.The author conducted as a social worker intern who work in Shenzhen LH District Property Management Division for six months, the main content of the work is carried out property dispute mediation. Situation Through field visits and surveys to understand the LH district property disputes, especially the status quo of property disputes special maintenance funds and current major dispute resolution, I believe that by analyzing the presence of a relatively large casework method of use of space in the property in dispute resolution but this method does not currently widely used in the property dispute resolution, hence the author of the N residential property disputes special maintenance funds were analyzed from the entire work process to take the case closed, and the task of the center of the main use case model, and finally concluded: property disputes in the mediation process, the case of the main dispute involved the stakeholders and for the involvement of social workers is more welcome.
