| Our country is now in the significant period of rapid development of industrialization and urbanization, and this period will last for some time.The request of huge demand for land brought by urban expanding can hardly be meet,while at the same time,it is very common to see that rural residential per capita is larger than the standard and is inefficiently used.How to make full use of inventory land to provide enough land for further urbanization has become the key problem for our country’s economic development.Land use policy of "Increasing Vs. Decreasing Balance" is brought out in this context.There are many advantages to carry out this policy,for example, promoting intentive-use of land,improving life conditions in rural area,and to some extent,relieve the conflict of land demand for urban construction.In order to smoothly carry out the policy,we have to choose correct location for rural residential area demolition. So it is very necessary to establish scientific model to induct the activities.This paper use the method of Analytic Hierarchy Process, Delphi Method and multi-factor evaluation to establish the suitability evaluation index model, and then take a example of Huzhen to check the model,get the weighted composit score,and get different suitability zones.This paper can be divided into four parts from the view of content:Fristly, reviewing relevant document from three aspects,domestic and overseas study on rural residential land readjustment,research on the land use policy of "Increasing Vs. Decreasing Balance" and suitability evaluation on rural residential land demolition.Then introduce the policy and relevant theories, put forward the principles of rural residential land demolition, to make them the basement for index choosing;Secondly,based on the principles and methods of index choosing,establish suitability evaluation index model of rural residential land demolition from five aspects,natural conditions,economic factors,population condition,willingness of peasants and the potential of cultivated-land increase.Using Delphi Method to determine the weight for indexes,choosing suitable method for index standardization to establish multi-factor composite evaluation model.Thirdly,take Huzhen in Jinyun county as the sample area for demostration analyzing.After stating the general situation of sample area,determine the technical route of the suitability evaluation. That is taking out the rural residential land not meet special requirements,getting the index standardization,dividing all the rural residential land into four categories,the most suitable area for demolition,suitable area for demolition,not suitable area for demolition, the least suitable area for demolition.Fourthly,analyze and discuss the evaluation result of sample area,point out the applying value and direction of the evaluation model,then summarize the whole paper,point out the innovations and disadvantages,and state the prospect for future research. |
