Estate investment needs the big financing volume, long payback period of investment,uncertainty, risk and high return of investment, it is easy to be affected by the influence of theeconomic, social and cultural factors of the investment. Healthy and orderly development ofthe real estate industry depends on the improvement of investment environment, the successof real estate investment is closely related to the investment environment, in order to giveinvestors a clear vision of the investment environment, understand the economic developmentlevel of investment, grasp the real estate market supply and demand, explicitly proposed theproject location requirements and suitability for the relevant areas of real estate projects, wemust give some evaluation and research for the real estate investment environment, and makea scientific and reasonable investment decisions, in order to avoid investment risk.Based on the perspective of investors, this paper expounds the significance of the realestate industry investment environment research, summarizes the relevant research resultsboth at home and abroad, and according to the real estate industry investment environmenttheory, analyzes the main environmental factors that affecting the real estate investment, it isconcluded six factors of the real estate industry, they are the nature and social environment,market environment, economic environment, financial environment, the consumptionenvironment and infrastructure environment, establishes a more scientific and reasonable realestate investment environment evaluation index system, provides a platform and frameworkfor the comprehensive evaluation of economic growth, and then analyses the real estateindustry investment environment research methods, selects the statistics of the factor analysis,cluster analysis for quantitative analysis and evaluation, and build the comprehensiveevaluation model of real estate investment environment which desponds on the method offactor analysis and cluster analysis.30provincial capital (including the municipality directlyunder the central government) in China urban areas are discussed in this paper as a platform,in order to avoid using the data of a single year, appearing the accident of the evaluationresults, special phenomenon, we use30provincial capital cities in China for nearly threeyears of data from2010to2012as the research object, with the factor analysis method to evaluate the real estate investment environment of30provincial capital cities in China(including the municipality directly under the central government), concluding thecomprehensive scores and rankings for each city’s real estate industry investmentenvironment, and analyses the characteristics of the regional investment environment, pointsthe way of further improvement, and then using the clustering analysis method, carrying onthe real estate industry investment environment evaluation index system of22indexesclassification evaluation, gives the hierarchies of30provincial capital (including themunicipality directly under the central government)30cities, eventually divides them intofive types of investment areas, studies on the various urban real estate investmentenvironment in-depth and evaluates the various provincial capital real estate investmentenvironment in our country, then puts forward the future effort direction, providesdecision-making information for the improvement of urban province real estate investmentenvironment, and provides theoretical basis for real estate investor choosing the urban area.
