With the acceleration of urbanization, the population aging Problem in city hasbeen increasing, housing needs of older persons gradually attracted people’s attention.The development of Aged real estate is in line with the inevitable trend of socialdevelopment. The analysis for aged real estate market needs is great reference value forthe government to make development of macro-control policies and the enterprise tomake development strategies. Chengdu has entered the aging population, it have createdconditions for the market of aged real estate by the changes of the family structure andliving patterns and the attention to the aged real estate.In this study, the research make the elder in Chengdu as object, from theperspective of older sociological theory, demographic transition theory, elder demandstructure theory and community care theory, to analysis urban elderly pension issues. ByChengdu older age groups who conduct field research, the basic conditions of elderlyindividuals, living conditions and pension needs investigation is explored. Taking acombination of quantitative and qualitative research approach, analyse the real estatemarket in Chengdu pension demand factors influence the size, estimate total amount ofpension demand forecast and the extent of the pension outlook for the real estate marketneeds analysis. Finally, from three different angles of the state(government),social,enterprise, it is recommended to improve policies andregulations, to build third-party pension service evaluation system, to promote theindustrial development of Aged real estate, to establish of professional pension servicespersonnel system, to seek cross-sector collaboration, a variety of senior housingdemand and to change the traditional concept actively and to construct a multi-leveldifferentiated service pension system vigorously promote positive change in thetraditional concept of hire purchase mode to build a diversified, multi-level builddifferentiated service system, such as the release of pension policy will change inChengdu potential pension market demand into effective demand, driven by the healthydevelopment of the real estate pension.
