In 2014,the GDP of China reached 63.65 trillion dollars.The number of China's senior citizens reached 212 million accounting for 15.5%of the whole population.China has entered an aging society.Nanjing,as a developed city in the eastern China,has been suffering from a growing trend and degree of population aging.The proportion of the elderly living alone has been increasing too.Therefore,'aged care property' has been a sunrise industry for developers and financial organizations.The Chinese government and populace are concerned to finding suitable models for different types of clients according to different characteristics and demand preference.It has became an urgent problem to be solved.This paper aims to find out the ways to meet the needs of all kinds of different preferences,analyze all kinds of existing models and put forward reform proposals.The first chapter is on China's economy,population aging in China and Nanjing and supply of aged care property.The theoretical and practical meanings of the research are then introduced,followed by achievement of previous researches of aged care property and my remarks.The final part of the first chapter focuses on my research goals,methods,content,innovations and difficulties.The second chapter provides theories on which the survey is based,including Maslow's hierarchy of needs,the concepts of merit goods and quasi-public goods and classifies the clients of aged care property,and then introduces the foreign experiences.The third chapter uses Logistic model to do statistical and regression analyses of sample data collected in Nanjing surveys.The fourth chapter introduces six aged care modes in Nanjing.The problems associated with the six modes are also analyzed.The fifth chapter provides advice on the government's policies,and the developers' approaches.The main work of this paper,is:classifying nanjing resident preferences,on the basis of field investigation and questionnaire survey and the application of Maslow's hierarchy and Logistic model.The five groups are the elderly without children,the elderly needing nursing,the elderly needing family bonds,the elderly having health-related needs,elderly craving for further learning.The impact of the subjects'personal conditions includes family structures,education background,disposable income and insurances.Other influencing factors are medical facilities,parks and plazas,shopping areas,transport and education.And this paper analyzes the different types of appropriate modes of endowment property,reverse mortgage,aged care apartments,aged care property that is beneficial for health,including living with adult children and eco-villages,puts forward the suggestions to further satisfy the nanjing resident endowment real estate preference.And this paper provides advice on the government's policies,including land policies,financial policies,medical policies,nursing policies and allowance policies,and the approaches that developers can take.
