Study On Intensive Utilization Of Land In The Economic And Technological Development Zone Of Xining

The purpose of this study is to scientifically determine the level of land intensive utilization ofDevelopment zone, provide the basis for the administrative department of land policy; find the limitingfactor of land intensive use, provide direction to improve the level of intensive utilization of land.Methodsof multi-factor comprehensive evaluation was employed to research the land intensive utilization level ofdevelopment zone.The results (1) n terms of land use degree, four park land built rate are close to100%,the supply of land and project construction closely linked; Dongchuan industrial park land supply rate isas high as89.5%, the rest of the three park land supply rate is around50%, there is a lot of room toimprove.(2) the land use structure, some industrial park’s industrial land rate is low, the ratio of the landfor real estate and transportation is too high.(3) in terms of land use intensity, four industrial park’scomprehensive volume rate and industrial land plot ratio is below0.83which is the average of state-leveldevelopment zone of the country’s in2012, but it’s very close to the national average.(4) in terms of landinput and output efficiency, the land input and output efficiency of biological science and technologyindustrial park is much higher than the other three industrial park, in addition to the biological science andtechnology industrial park, the remaining three park of industrial land use intensity of investment in fixedassets are less than1/6of the national average, industrial land output strength less than1/4of the nationalaverage.(5) the land management performance is good, no idle land treatment and due to project.Research conclusions:(1) biological science and technology industrial park has the highest level of landintensive utilization, the second is the nanchuan industrial park, and then the dongchuan industrialpark,the last one is ganhe industrial park.(2) development of idle land disposal situation and projectprocess due to it is good, but at present the development zone land intensive utilization level is not high,there are restrictive factors in the land use status and land use benefit.(3) the low level of input and outputof industrial land is the biggest in land intensive use restrictive factors, These two indicators minimum realization degree of ideal value are just9.734%and8.737%, which seriously affected the developmentlevel of land intensive utilization; Low rates of the supply of land and industrial land are also the mainrestrictive factors of xining city development zone land intensive utilization; In addition, industrial landplot ratio and coefficient of industrial land for construction of ideal value realization degree are just86.265%and72.368%. To a certain extent, affected the development level of land intensive utilization.
