The competition of China’s real estate has been triggered from the conflict in search for resources to the management capabilities more than30years development of the industry. The coexistence of China’s urbanization process and macro-economic control, the real estate industry is faced with both opportunities and risks. The real estate enterprises have to improve the efficiency of utilization of various resources against fierce competition in the market. The implementation of the performance management program can provide a solution to improve the efficiency of the entire enterprise by the improvement of each employee for the real estate companies.In this paper, the author described the difference between performance management and the performance test by introducing the performance management theories. The author redesigns the HY real estate company’s performance management system based on the analysis of its existing management system and the characteristics of the real estate industry. The author hopes to provide some advice to HY real estate company and such companies as this.This paper consists of six chapters:the first chapter introduces the research background, research purpose and significance of research. The second chapter mainly expounds the basic theory, process and the main method of performance management. This chapter highlights the main tools for performance management. The third chapter expresses company profile, the organization structure, the current situation and the existing problems in performance management. The fourth chapter explains the plan of HY company’s performance management design, not only the plan but the detail steps. The fifth chapter is about the implementation of the new performance management system, including building a good performance culture, obtaining high-level support, getting the support of other management systems, and the constantly adjustment of the performance system itself. The sixth chapter is the conclusion of this paper. The author summarizes the shortcomings of this paper, and discusses the direction of the future improvements.
