In recent years, with a series of government efforts on investment environment toincrease investment, optimize the, preferential policies, the economy high-tech zonesof Z city gained rapid development. At the same time, the population had sharpincreased; most of who are high income groups have the higher requirement to theliving conditions. In order to meet the urgent needs of high-quality residential onspacious, comfortable, diversified service functions, daily technology modernization,Fairview Real Estate Development Co., Ltd. splendid villa real estate developmentprojects. The project aims to create a rational layout, complete functions, convenienttraffic, beautiful environment of the modern demonstration area, to further enhanceand improve the appearance of the city and the living conditions of residents.With the real estate industry competition intensifies day by day, and there arestill many problems on the real estate development project cost control process.Therefore, there is an urgent need to further control the cost of development, increasethe profit space for real estate development project. This paper combined the cost ofthe project management theory with Fairview Heights real estate developmentprojects, conducted in-depth project cost management of the project from thefollowing aspects:Firstly, gives a brief introduction to Fairview real estate development companyand Fairview Heights real estate development projects, and in-depth analysis of thecompany’s development projects in the past the cost management, reveals where themain problems.Secondly, quantitative study of estate development project cost plan, includingthe project cost estimates, project cost budget, in order to provide data to support theproject cost control.Finally, in the effective control of project cost and accumulation of experience,on how to improve the exposure of previous development project cost control of Fairview real estate Development Company, design a beautiful villa real estatedevelopment projects before construction, in construction and after construction costcontrol process. From the project investment decision-making stage to strengthen theproject feasibility study, planning and design phase of the introduction of tenderingand bidding system, the bidding stage strict process and contract management, thispaper designed the cost control process before the project construction. From theestablishment of overall target responsibility cost system, the improvement in costcontrol process in the use of materials and equipment, design changes, the progress ofthe project payment, the claim of project control process, the cost deviation in the useof earned value as well as the construction of dynamic cost control mechanism, thispaper designed the cost control process in the project construction. From theconsummation and the refinement of completion settlement process, the establishmentof the project cost performance evaluation and post evaluation system of construction,this paper designed the cost control process after the project construction, and putforward the corresponding cost control measures in order to strengthen the costmanagement of Fairview villa real estate development project and to improve the costcontrol level of ascension Fairview real estate development Limited company’s.This study is not only conducive to promoting the level of the project costmanagement of Fairview Real Estate Development Company and accumulatingsuccessful experience in development projects, but also can provide a scientific basisand guidance for other enterprises in the industry project cost management.
