The Study Of The Real Estate Industry Development In The Process Of New Urbanization

Since reform and opening up, especially from2000to2010, the process of China’s urbanization accelerated. While in past, land urbanization was faster than population urbanization and rural migrant population were excluded from equal enjoying public service, thought they long-term work and live in city. the social contradictions and the phenomenon of industrial and urban development uncoordinated, Ordos city, housing bubble and false urbanization become serious.This paper, reviews the relevant literature, comments the development of urbanization and real estate in three stages, and analyzes the connotation of the new urbanization, people-oriented, emphasizing quality, overall planning and development, based on New National Urbanization Plan (2014-2020), Premier Li Keqiang’elaboration of urbanization in government work report in2013as well as five-year plan. Research and analysis of the current situation, since2000the rapid urbanization in the development of real estate industry problems, as well as to the problem of, this paper analyzes the development trends of affordable housing market, housing market and commercial real estate in the process of new urbanization. Finally, this paper gives the following proposals which related to develop real estate in the posses of new urbanization:(1) New urbanization real estate industry development needs to combination of government guidance and market-driven;(2) New urbanization needs to develop the real estate industry according to city population’s actual demand instead of large-scale demolition;(3) New urbanization needs reasonable planning, intensive utilization of land, steadily push forward various real estate development rather than enclosure movement;(4) New urbanization real estate development must meet the requirements of building a green low carbon city;(5)New urbanization real estate industry development should combine with the local culture.
