Research On The Evaluation Of Industrialized Houses Based On The Value Engineering

With the rapid economic development, the pace of China’s urbanization is alsoadvancing gradually, but the mismatch between supply and demand in the housing,and the disharmony between energy consumption of housing production and socialconcept of recycled development, which have already become an obstacle to theurbanization process in China, and the best way to eliminate these obstacles is thedevelopment of housing industrialization. However, housing industrialization is alarge and complex systematic engineering, evaluation of industrial housing is thefundamental work of the housing industry development. In comparison with thetraditional comprehensive evaluation, research on the evaluation of industrializedhouses based on the value engineering is more scientific and reasonable forconsidering both its functionality and cost.In this paper, I conducted a systematic study of the evaluation of industrializedhouses by the use of value engineering, AHP, unascertained number theory andlife-cycle cost method In this article, firstly, I have a knowledge and understanding ofthe theories of the housing industrialization and the value engineering, and summarizethe new understanding of these theories; secondly, based on the comparative analysisof Japan industrialized houses’ identified performance standards and thecharacteristics of the residential performance standards in our country, I can constructa industrialized residential function evaluation index system which is suitable forChina, and a residential cost evaluation index system which highlight the economicadvantages of the industrialized houses, then I can established the evaluation modelwhich is suitable for the industrialized houses; thirdly, based on the theory of valueengineering, analytic hierarchy process (AHP), the whole life cycle and unascertainednumber, I can set up the evaluation and analysis program by using theoreticalderivation method; fourthly, I can select some kinds of residential structural systemsfor this stage of the housing Industrialization development situation in China bysetting the corresponding selection criteria; finally, I can use the actual data toempirical analysis, which further verified its validity and reliability.
