| In this paper, the commercial land of Zhalainuoer as the research object, the gradation based on price method is introduced to change the theory methods into practical operations, and enrich the land grading system. Contrasted to the research based on the traditional multi-factor method, the conclusions are drawn as follows:(1) The process of the grading method is simple and the operation is feasible. This method collects premium space division to determine the level of the land through the cluster analysis. The whole process is scientific and reasonable.(2) The result of grading to price is applicable and feasible. Contrasted to the result of the multi-factor comprehensive method, it is found that the results of two different methods are similar, based on the four analysis factors of the level boundaries, level area’s covering ratio, concentration and overlap rate. Thereby the results of the grading to price method are applicable.(3) The operation steps of grading to price is simple and practical, but it should be noticed that this method is applicable to the area of multi sample points and concentrated distribution. It can be promoted and used on the medium-sized urban land grading work, but the actual evaluation of land potential should combine with the multi-factor comprehensive grading method. |
