Urban land is the most basic resources of urban construction and development,constitute the basic elements of the urban economy, is the carrier of all social andeconomic activities survival. Urban Land Grading is the core and foundation work of urbanland management department, the results fully reflect the merits of the land mass.Nowadays with the continuous promotion of the use of computer technology, GISapplications more widely, especially CareLand software is widely used in the Urban LandGrading, not only improve the computing speed and reduce the technical difficulty, butalso to ensure the accuracy of the data.In this paper, take urban area of Shanggao as the research object. On the basis ofresearching on current situation of abroad urban land grading, use multi-factorcomprehensive evaluation method to study land grading. By CareLand software dividedthe maps into a grid of cells20*20. According to grading factors evaluation attenuationmodel calculate influence scores of point, line, surface factors.And by setting access pointto process the water, mountains and other obstacles. Finally, according the frequencyhistogram of each factor units score to initial classified the land level of Shanggao countyarea. Land grading results will vary with different selected grading factors and the use ofmethods and showed large differences, and the classification results of scientific, accuracyis difficult to guarantee. Therefore, in this paper, using land differential earnings which setin "urban land classification procedures" carry out the tests of grading results. The mainresults of this study are as follows:(1)On land rent theory, location theory, sustainable theory, the theory of supply anddemand of land for a detailed analysis, explore the guiding role of the above theory inurban land grading.(2) In this paper, on the selection of grading factors not only take the qualitativeselection method which used by most scholars, but also uses a quantitative selectionmethod, make the grading factors selection more objective, scientific.(3) Use CareLand software to calculate the total value of each factor evaluation unit,and according the frequency histogram of each factor units score to initial classified theland level. Division results: Commercial land is divided into five levels, various levelscutoff value were52,35,22,16; Residential land is divided into five levels, various levelscutoff value were59,45,33,18; Industrial land is divided into four levels, various levelscutoff value were67,59,49.(4)Using the method of land differential earnings and land samples market price, testland grading results. Test results show that there are significant differences on each land levels income between commercial land, residential land and industrial land. Thusrevealing the various types land level of Shanggao county area are basically reflects therelationship between land quality and land prices, which used the method of multi-factorcomprehensive. It also shows the classification results in line with changes in land qualityand the distribution of Shanggao county area.(5) Based on the preliminary division land level, combined with the principle ofland-level adjustment and determined, adjust the level of the land boundary. Finallydetermined each level land area and the proportion about commercial land, residential land,industrial land. All levels of commercial land area are: the first level are161.1hectares, thesecond level are366.95hectares, the third level are737.43hectares, the fourth level are1568.28hectares, the fifth level are3057.35hectares. All levels of residential land area are:the first level are373.52hectares, the second level are376.38hectares, the third level are1050.47hectares, the fourth level are1582.02hectares, the fifth level are2993.16hectares.(6) From land grading results of the commercial, industrial, residential land can beseen that levels land area decreased from lower to higher quickly. The highest level of theland area is much smaller than the minimum level of land area, and the first level of landmainly in the city center. Land level along the city center to the surrounding in descendingorder, followed by a change in land quality is superior to inferior.
